About Martin Fedmowski

Having had more than 5 years experience in lending, and having contacts and affiliations with Real Estate agents in particular, I have come across a broad range of clients from first home buyers to large property developers and investors. This experience has included dealing with self-employed customers with limited financials and complex structures. My well-rounded history gives clients confidence they are talking to someone who can assist in every area of their lending needs. Many of my clients have referred friends and family, thanks to my ability to educate people regardless of experience or knowledge, and give them a thorough understanding of the process.
Being in the south east corridor of Melbourne and having developer contacts, means I have helped many first home buyers get into property. Construction loans are a specialty and often time-consuming, however the rewards that I get from helping a client progress from land purchase to the final handover over their completed first property are worth the effort. With construction loans I always go through the land settlement and construction timeline, allowing clients to visualise the important time frame and financial milestones throughout construction. I also help people look for house and land packages due to our associations with Victorian House and Land Sales and recommend builders if needed, that I have personally dealt with.
Many lenders claim that they understand the self-employed borrower but that is not always the case. Many self-employed clients who borrow in company and trust names, or simply can’t provide the depth of financial documents required for a standard home loan application, so I work with anyone in this situation to find alternative arrangements for finance. Having been in the situation of having no financials myself when purchasing my first home, I understand what is required by lenders to secure an alternative home or business loan as a self-employed borrower, including the differing loan to value ratios available.
There is no better client to deal with than one who has been told it can’t be done. One of our favourite sayings in the office is “How good is your relationship with your parents?” I once had a client whose parents wanted to help their children purchase their first home, but they did not want to go on the title, so their children could still qualify for the First Home Owners Grant. Simple. We got a Family Pledge/Guarantor loan. This left the parents’ loan with the existing lender, got a second mortgage over the properties through a major lender at the same rate and did an 80% loan for the children. Great outcome, parents and children were happy and no lenders mortgage insurance was payable. Win win.
